Title: Local MEP Engineer Required – Cliff House, Kent

We are looking for an experienced **local freelance MEP / Building Services Engineer** to design and produce a coordinated, construction-ready MEP package for a new-build high-spec house in the **Northfleet / Gravesend, Kent** area.

We will provide:

* Architectural and structural drawings in **AutoCAD .DWG**
* Structural steel fabrication/model in **.IFC**
* Relevant project specifications and site access

Scope to include:

* Heating, cooling, heat pump and underfloor heating
* Ventilation and ductwork
* Hot/cold water and drainage
* Electrical power, lighting and distribution
* PV, battery storage, EV charging and controls
* Coordination of all services with the architectural design and structural steel frame

Required deliverables:

* Detailed coordinated **MEP construction drawings in DWG and PDF**
* Plans, sections, schematics and equipment layouts
* Pipe/duct sizing and electrical distribution information
* Builders' work, penetrations and service coordination
* Clash coordination with the IFC steel model

Applicants should have strong **AutoCAD and IFC/BIM experience**, knowledge of UK Building Regulations, and experience producing detailed residential MEP construction drawings.

**Local engineers able to attend site when required are strongly preferred.**
