A structural engineers report is required. Please pay attention to these points below.
I will upload all photos to show the cracks observed.
PAY ATTENTION
floor, cracking was noted to the left side of the lounge ceiling and
hall ceiling.
Due to the large number of cracks noted we would recommend a structural
engineer provide a suitable report on the whole property before loan
advance.
Our market value after essential repairs assumes the structural engineer
deems the movement to be historic and non progressive and only minor
crack stitching required .
However, it should be noted that whilst the property is in satisfactory condition for sales
and lettings, fitments and decor are extremely dated which will deter purchasers and tenants
alike and general maintenance has been lacking for numerous years. A full program of
upgrading, modernisation and general repairs is required throughout the property.
A deciduous tree was noted growing adjacent to the front elevation approximately 3m high and
extensive vegetation and saplings were growing to the right side and rear of the garage.
Whilst no cracking was noted in these areas externally, we would recommend these trees be
pollarded in height by approximately 50% to reduce the risk of damage to the structure in
the future.
It should be noted there is a loft room/store room serviced from the fourth bedroom on the
second floor which only has small glass tiles to provide daylight. We have valued this as
storage/amenity space only.
There is a dated gas fire within the dining room. Due to its significant age we recommend
this be safety tested before any letting.
