I need the following architectural products done for an apartment project in the City of Los Angeles:
1. Site Plan
2. 2D colored elevation
3. 3D rendering

The property is located here: https://bit.ly/4bAfN0N. It's 7.52 acres and is sloping, but only less than 3 acres are developable (see the notes on the constraints below). The plan is to develop 123 apartment units across multiple buildings. The buildings needs to be "stepped up" to adapt to the hilly terrain. See the attached "Stepped Up Apartments Example".
The building types should be 4 stories, with parking around the building (not inside the building itself), and the unit sizes should be made as small as possible to fit within the land per the constraints below.
There are 2 other constraints:
1. There is an earthquake fault line (shown in the map). The building can't be on the fault line, and there has to be a 50-foot offset in both directions from the fault line. Parking or roadways are okay to be on the fault line.
2. The building cannot go past 700 feet from the intersection. Please see the notation in the plan.
With your proposal, please include the following work samples from your other projects:
1. A sample site plan
2. A colored 2D elevation
3. A 3D rendering.
Please see attached for examples from some similar projects. **The best examples would be those that are the most similar to my project as possible**: garden style apartments of 3-4 stories with parking surrounding the buildings (i.e. not underneath or underground) and stepped up over hilly terrain.
