Architectural Site Plan

-I need TWO versions of a site plan created for the land at the following location on Googel Maps: http://bit.ly/2GNDW7f. The plans will consist of two restaurants with drive-thrus, approximately 1200-2500 square feet. You can ignore the current buildings; they will be demolished


-The site plans will be overlayed across two parcels. Please refer to these attachments to see which parcels exactly:
• “Parcel Map_Arroyo Grande v2”: parcel #10 (36,155 square feet) and parcel #11 (40,511 square feet) in the portion encircled in yellow. This attachment has the dimensions of the two parcels.
• “Arroyo Grande_Title Parcels v2”: the parcels encircled in blue.

Versions:
• Version #1: See the attached “Version1_Drive-Thrus Separated”. This version will consist of one drive-thru restaurant pad fronting N Oak Park Boulevard and the other fronting the street to the north, El Camino Real. In this version, the pads can be a bit larger.
• Version #2: See the attached “Version2_Drive-Thrus on Oak Park”. This version will consist of two drive-thru restaurant pads fronting the street to the west, N Oak Park Boulevard. In this version, the pads will need to be smaller to make sure that they fit. There is a good chance that the drive-thrus will not fit in this version. You will need to determine that based on the measurements provided in the “Parcel Map_Arroyo Grande v2” attachment.

-The remaining portions of the land will consist of parking a pole sign, shrubbery, parking dividers, etc. Note that these hand sketches are only for illustrative purposes and are obviously not drawn to scale. The exact locations of everything, including the restaurants, drive-thrus, parking, etc. should be well-designed and equidistant from the edges of the parcel or done in any other manner that makes it most visually appealing and architecturally sound. For example, the drive-thru lanes and parking spots need to be wide enough to fit cars.

-For an idea of how to lay everything out, please see the EXAMPLE attachments I included. Please DO NOT just copy these exact layouts. These are rather intended only to provide a general idea for what I'm looking for, especially in reference to parking layout, etc.
