Description
Experience Level: Entry
BUDGET: Open to reasonable offers. Please quote your price and turnaround time.
PREFERENCE: Strong preference for a Ghanaian architect or draftsman, or someone with direct experience designing residential homes in Ghana or West Africa. Knowledge of local masonry construction, compound-style layouts, and generous room sizing conventions is essential.
---
PROJECT OVERVIEW
I need a clean, labeled, dimensioned 2D floor plan (ground floor and upper floor) for a two-storey residential family home to be built in Nalerigu, East Mamprusi Municipality, North East Region, Ghana.
A draft floor plan has already been produced by another service (which I can share as a reference), but I am seeking a revised and improved version that addresses several shortcomings in that draft. You are not being asked to copy the existing plan — you are being asked to design a better one using the brief below.
---
PLOT DETAILS
- Location: Nalerigu, East Mamprusi Municipality, North East Region, Ghana
- Plot size: Approximately 140 ft wide x 85 ft deep (one quarter of a 1.25-acre plot)
- Construction: Solid masonry — brick, mortar, and concrete block. NO timber frame or wood stud.
- Foundation: Concrete slab at ground level
- Climate: Hot dry savanna — no insulation cavities, vapor barriers, or heating systems required
- Roof: Reinforced concrete flat roof or steel-framed pitched roof with metal sheeting
---
GROUND FLOOR ROOMS REQUIRED
1. Large open-plan family living room with island kitchen (island as the central feature, counter seating)
2. Formal guest reception room — separate from the family living room, positioned near the main entrance so guests can be received without entering the family's private space. Slightly smaller than the main living room.
3. Large kids play area (adjacent to or visible from the living room, separated enough to contain noise)
4. Kids TV room (enclosed, separate from the main living room)
5. Kids reading room / library (quiet, enclosed, wall space for bookshelves)
6. Large private home office (enclosed, quiet, away from kids areas)
7. One ground floor bedroom with ensuite toilet, shower/bath, and closet
8. Food pantry (small room, directly adjacent to the kitchen)
9. Storage room
10. Laundry room with a dedicated ironing area within the same room
11. One visitor's WC (accessible from the living area without passing through private spaces)
12. Entry corridor / hallway connecting the front entrance to the main living spaces
13. Staircase to upper floor (positioned centrally or near the main entrance)
UPPER FLOOR ROOMS REQUIRED
1. Very large master bedroom suite — must comfortably contain within the bedroom itself: a small private sitting area, a dedicated dresser and vanity area for the wife, and a TV viewing area. Ensuite: toilet, large shower/bath, and generous wardrobe/closet.
2. Bedroom 2 — ensuite toilet, shower/bath, closet
3. Bedroom 3 — ensuite toilet, shower/bath, closet
4. Bedroom 4 — ensuite toilet, shower/bath, closet
5. Small storage room (off the central landing)
6. Central landing / hallway connecting all bedrooms and staircase
---
DESIGN REQUIREMENTS
- All rooms must be generously sized — this is a family home built to African scale, not European or American compact sizing
- Clear separation on the ground floor between: (a) social/family zone and (b) private/quiet zone
- Upper floor is exclusively sleeping and private
- Natural light maximized — windows on all exterior walls where possible
- Wall thicknesses must reflect solid masonry construction (typically 6–9 inches)
- Target total floor area: 3,500–4,500 sq ft across both floors
- Deliverable: Clean labeled 2D floor plan for both floors with all room names and approximate dimensions, in PDF or PNG format
---
REFERENCE MATERIAL
I have an existing draft floor plan from another service that I can share with the selected candidate. This is for reference only — to show what has already been attempted and what needs to be improved. You are free to redesign the layout entirely if your professional judgment suggests a better arrangement.
If you have experience with residential construction in Ghana or West Africa, please mention this in your application. Knowledge of local building conventions, room proportions, and the cultural importance of separate guest reception spaces will be a significant advantage.
Please include examples of previous residential floor plan work with your application.
