Commercial Tenancy Agreement required on Sub Letting four us as new Tenants

A newly formed Company wanting to let a new unit, rent has been agreed but not with a Solicitor just verbal acceptance. We are looking for legal assistance to either create or review the lease agreement and assist us with closing out.

So in essence we want to take a tenancy a lease from the "current tenant" - A sub-letting.

A check would be would be needed to check the tenant's own lease to see whether sub-letting is actually permitted. If it is allowed, it is likely that there will be restrictions about the terms of the sub-letting which can include such things as minimum rents. It might also be necessary to get the landlord's consent before sub-letting.

Assuming that sub-letting is permitted, it sounds as though the current tenant wants us to produce the tenancy/lease document rather than arrange to produce it through their own solicitors (as would usually be the case).

I would therefore like this job to possibly produce the document, noting various Acts that affect Good Will and end of Lease negotiations and also Breakout Clause insertion one way.
