3-flat converted property in Clacton-on-Sea, Essex
Co-owned freehold with ongoing management disputes between leaseholders
Requires independent, professional management to ensure lease compliance and impartiality
Current service charge: £2,000 per annum for all 3 flats (open for review)

Accounts require updating and auditing
Outstanding maintenance works to be prioritized and completed
Need for clear communication protocols and transparent decision-making
Reserve fund to be established (tribunal approval to be sought)
Budget:
Annual property management fee: Approximately £200-£250 per flat per annum based on services and complexity
Initial tribunal report: Approximately £500
Additional admin costs for leaseholders breaking lease terms to be charged directly to those leaseholders
