I need a business proposal drawn up for my family members

I want a business proposal drawn up for my family members. My idea.
1: To purchase BTL and then get my family to invest for their children. They will be able to invest as little as 1, 000. They can do this in one sum or over a period of five months.
2: I would then pay them profits in accordance to how much they invested.
3: This is for my family member only and close friends , so that we can create a legacy for our children.
4: It must be clear and precise.

5: I need help on showing the percentages they will get. They will get a percentage proposal to what we paid out in total for the property including renovations. They will also after five years have access to their funds and any appreciation as a percentage of what they put in.

6: It would be good for illusion purposes to show them what I am doing with my own sons at present and I can supply that information.

I need someone who can write clearly, understand BTL and has basic number crunching skills to show illustrations.
