Build a Business Plan for a Micro Pub

I have an existing business and adjoined to this business is a room that measures approximately 4m x 4m. I live in a mildly affluent village south of Manchester City Centre.

I believe there is plenty of commercial opportunity for a micro-pub. I have no knowledge of the industry, suppliers, ale vs beer etc.

What I can bring is a certain amount of business acumen, management experience and business planning.

I am in need of the following:

- someone to build a business plan. I will be self-financing so this does not need to do anything other than tell me the financial outlay, break even point, local competitor analyses, product analyses, supplier analyses
-someone who understands how this particular industry works
- someone who has a passion for beer/ales/lagers

This is all that I can think of for now. Please do not message me if you do not have an understanding of this particular industry and if you live in Manchester and meet the other criteria then you are one step ahead of the rest.
