Terms and conditions to cover me against guarantee on my website

I have a website for which I advertise plumbing services. On it I have made three guarantees all of which are pretty bold , and I would like to protect myself against the tryers out there.

My aim is to put and asteric next to the statement about three guarantees . Then at the bottom of the page write \'\'terms and conditions apply click here\'\' and then have a page of terms and conditions , all the normal stuff plus things like \'\' cheaper prices must be in writing and on a like for like basis using the same equipment and must include any additional services we are offering eg free servicng etc\'\'

basically looking for someone who can make this watertight if that is at all possible .

I have been burned on things like this before. Doing a job for someone then when finished they say jim down the road does it cheaper and it says on your site if done cheaper you will do it for free . etc etc.
