Revision of terms of business for a letting agent

I run a letting agency and we\'ve just gone through a rebrand. With this rebrand we have a new offering, whereby we guarantee the rent and the condition of the property for the landlord. The rent is guaranteed to reach the landlord on a particular day of the month, regardless of whether the tenant pays or not. The condition of the property is also guaranteed up to 2 months worth of rental income, whilst at the same time we don\'t take any deposit from the tenants.

Therefore, I\'d like a contract specialist to take a look at our existing terms of business and let me know where our liabilities might lie and as such what parts need to be changed and how . We want to ensure that tenants failing to pay the £25 a month subscription fee will be liable to be pursued through the courts if required or we can charge a penalty for consistent late payment. Oobviously we want our contracts to be clear and fair. It isn\'t a massive job but obviously requires the correct skills and attention.
