Read through 17 page draft business lease, and provide written advice

i am in the process of leasing a small comercial property from my local council, i was originally planning to go ahead without the use of a solicitor as i believed my local council would be fair and trustworthy. however they have recently sent me a draft lease requesting that i opt out of the landlord and tenant act 1954 (basically getting me to surrender all my lawful rights) i have recently got them to agree so the lease includes the 1954 act. however since then i have been a bit worried about entering into this without further advice. obviously i want the lease to work for me as much as possible in my favour however i dont know what is reasonable and unreasonable to ask for, nor do i know what worrying things to look for in the contract. i need someone to read through this 17 page draft lease and offer me advice, amend the contract where neccessary for me so i can give it back to them. to reconsider. i need this to be done asap to start imediately its only a short contract i dont think it would take to long
