Description of legal work: We require a specialist in Commercial Property Litigation to advise on a commercial property lease in the UK. Currently there is a 3 month break clause, but our intention is to break the lease next week to give up the occupancy on one of two office units. There are also a number of points to note, namely:
* How to ensure we obtain a full refund of the 3 months deposit
* Prevent destraint of goods or assets
* A verbal agreement has been made (to surrender lease on one unit), but an agreement in writing is not forthcoming
* The landlord has been delaying the surrender of lease for over 2 months now, so we may need to get an injunction or court order - we will therefore require your expertise to draft these documents and submit a claim
* There are strong grounds for breach of contract, as the building is in a very bad state, is not fit for use, and is very unsafe.
Minimum of 5 years experience in Commercial Property Litigation required.
Payment in stages as we progress through each stage of the claim
