Advice on property transaction

Description of legal work: Advice needed on how to go about splitting a small parcel of land in London across two owners.

Extra notes: Currently my business and another rent two adjacent garages and forecourts, both clearly represented on plans. The freehold of these garages is to be auctioned by the current freeholder (Network Rail) as one lot. It is our intention to bid jointly for this lot at auction and if successful split the land into two parcels, such that each business owns the freehold of one garage.

I need advice as to the process we will have to go through to achieve this (re-registration?) and ensure we do not make any mistakes.
