I recently bought a split level apartment in London. I will rent out the property.
I requested permission to carry out refurbishment works to the internal part of the property and the leaseholder (Wandsworth council) has granted permission for this.
These works will not affect the structure, vertical utility pipelines or the common areas of the building, in accordance with the leasehold agreement. All the works are detailed below:
- Drywall removal between the living room and the kitchen to create an open plan kitchen dining living space. Besides, drywall removal between the living room and hallway.
- Wooden stairs replacement. The current stairs are in bad condition. Our contractor has suggested us that it would be a more economical and sensible solution to replace them, rather than carry out repairs. The new stairs will be made of wood having the same or very similar characteristics to the original one.
- Kitchen and bathroom ceramic floors and wall tiles replacement.
- Internal doors will be repaired and painted. If any of the doors are irreparably damaged, this will be replaced for a new one. In this specific case, we require the council to specify the technical standards to be met by new doors, if any.
- All internal walls will be painted and plastered when required.
- Kitchen furniture and appliances replacement. This also includes the boiler, which will be moved to a new location, to create the most efficient kitchen layout. The boiler flues won’t be affected.
- Adding a toilet downstairs, consisting of a WC and basin, using a Sanitary Macerator Waste Pump System.
- Adding more electrical sockets.
- Plumbing work - installing and repairing pipes that supply water and gas.
My main concerns is about the Building Regulations. For example, we have removed the wall between the staircase and the living/kitchen, so we want to make sure we will create a safe and legally compliant open space.
