Hourly Rate: £15 / hour (part time - hours vary based on portfolio demand) FULLY REMOTE
Bonus: Performance bonuses paid for every room successfully let.
Location: Remote / Flexible (Must have UK property experience)
About the Role
We are seeking an exceptional, fully experienced Senior Property Manager to take complete operational ownership of a residential and HMO portfolio. This is a high-conviction role for a seasoned professional who thrives on momentum, maintains zero tolerance for void periods, and delivers rigorous operational standards.
You will work closely (at the start) alongside a hands-on landlord to maintain 100% occupancy across all properties until trust is established. Our expectations could be considered very high, however for a proactive, highly responsive property professional who moves fast and communicates transparently, this role offers great autonomy, long-term stability, and rewarding room-letting bonuses.
Key Responsibilities
Lettings, Viewings & Rapid Onboarding: Handle tenant inquiries instantly, schedule and conduct viewings (including weekends), perform credit checks, run referencing, verify ownership via Land Registry, and onboard qualified tenants at speed.
Deposit Management: Protect and manage deposits accurately in strict accordance with UK legislation via MyDeposits.
Sales Pack Preparation: Organise and compile comprehensive sales packs, property history, compliance files, and documentation when properties are being prepared for sale.
Compliance & HMO Oversight: Ensure absolute compliance with local authority HMO rules, licensing, EICRs, Gas Safety, and fire safety regulations etc.
Financial Oversight & Cost-Control: Actively seek budget-friendly maintenance and operational solutions to protect margins and save money.
Non-Negotiable Standards & Working Expectations
Relentless Focus on Void Periods: Maximum effort is required at all times to avoid vacant rooms. Inquiries must be dealt with immediately, and viewings must be booked without delay—including across weekends to capture tenant demand.
Common Sense & Budget-Conscious: We need someone with practical common sense who focuses on cost-effective options and sensible contractor quotes without cutting regulatory corners.
Daily Responsiveness & Full Transparency: This is strictly not a job for slackers. The landlord maintains real-time visibility over messaging channels and viewing schedules. The right candidate will agree, any unanswered messages or delayed viewings is unacceptable.
Making the Landlord’s Life Easy: The ultimate objective of this role is total reliability. If you take true ownership, work autonomously, and keep the portfolio running seamlessly, this will be an exceptionally rewarding, long-term partnership and the landlord can step back fully.
Requirements
Proven Track Record: Only candidates with extensive, direct UK residential property management and HMO experience need apply.
Weekend Flexibility: Full flexibility to handle weekend tenant inquiries, manage viewings, and complete onboarding.
Technical & Legal Proficiency: Experienced with Land Registry checks, reference scoring, deposit protection platforms (eg MyDeposits), and property/task management platforms. We use Arthur.
High Drive: Self-motivated, commercially minded, and sharp.
