Architectural Plans for Social Housing Project

I am the Project Surveyor for a potential new housing development in Gosport, Hampshire PO13. My Client is a private property developer. The site is approx 0.6 acres and currently a disused Community Centre.

In due course we will require a full set of details drawings for planning, Building Regulations, Arrangements and working drawings but this job is for the SCHEMATIC DRAWINGS stage.

We are looking for someone with experience and knowledge of Social Housing development and understands the criteria required for social housing schemes including densities, internal floor plans, standards and performance etc.

We the schematic drawings will be be able to firm up the sites GDV, agree likely build costs and undertake pre-planning consultation with the Local Authority. We are also looking at a JV with HA's.

So what we require for this job is the following (all schematic)

1. Full site measure
2. Existing Site Plan
3. Proposed Site Plan
4. Proposed floor plan for each unit type (2 bed or 3 bed)
5. Proposed elevations
6. 3D imaging a bonus
7. Elemental measure (roofs m2, wall m2 etc)

We require this to be issued electronically in Autocad (hopefully latest version) and in A4/A3 pdf scaled.

Please note to do this effectively you will need to make a site visit and carry out the measured survey. If you feel you can get pretty accurate measurements from a OS Map then this may be sufficient for this stage.
