Market Researcher required to report on the UK property market and it's best potential areas of investment OUTSIDE of the Greater London area.
The objective is to identify, narrow down and report on the key regions, cities and areas that provide the highest potential for investment. This includes both buy-to-sell and buy-to-let properties. Reports must be BACKED UP with compelling evidence and detail for conclusions.
Reports should meet the following essential areas:
1) Intro: General observations on the UK property market in the last 5 years and predictions for the next 10 years. How will government legislation affect future investment (eg, the Budget and proposed changes in stamp duty)?
2) Main: Identify several key areas for investment accompanied with strong reasoning, evidence and argument. Below is a brief summary of the necessary criteria:
A) Growth potential. I want to know what the likelihood of future growth is.
B) Limited supply. Does demand outweigh supply or is there a built-in limit that will push the market higher?
C) Location and Infrastructure. Are there any major transport links in the area or any major planned projects, eg. HS2, Crossrail, area regeneration, commercial investment?
D) Strong rental yields and prices - what is the rental market like? How has the local market behaved?
E) Affordability. How does the area compare in the market to the surrounding and national areas/trends? What are the average house prices to buy and rent per calendar month?
Arguments must be supported with statistical evidence. Further detail on the above criteria will be provided.
3) Conclusions and summary of findings.
An in-depth knowledge and understanding of the property market, as well as a passion for property and researching is essential. You must possess good written skills and have experience or the ability to write coherent and detailed business plans and reports.
