Experience Level: Entry
Design details: I have a vision to transform an industrial storage unit/warehouse into one huge space that will function as an Art Hub where local artists and aspiring art students can work and experiment in a safe creative environment under one roof.
The measurements of the warehouse are 27m x 35m
I can send through images of the real location's exterior and interior, and also inspirational images to how I would love the space to almost look like, there's a lot of room for creativity as well for you to input any ideas.
Overall the Art Hub should be a contemporary art piece in itself as a location. The gallery part should be very simple and minimal, excellent lighting, a lot of white walls and a central open space where we can even over time, depending on exhibitions, build temporary walls to display specific paintings, so the space needs to be adjustable to change.

Extra notes: Within the space there needs to be:
A Reception/Greeting Area
2 Bathrooms, one for males and one for females
2 small office space that can fit 2 desks (I've attached images), nearby the reception area
Small staff break room near the reception area, big enough to fit a small seating area, several lockers for the staff, small kitchenette with cabinets and a small sink. (Image inspiration is attached)
A small meeting room that's connected to the offices, I would love if it had a glass wall (I've attached an inspirational image)
A large white wall gallery exhibition space (main central space), in this space the essential element is lighting, good spotlights placed around the space to make sure the artworks are well lit is essential.
One lecture room/theater with a projector for presentations or artist talks.
Small storage room that can be used to store extra foldable chairs/desks, artworks, equipment when needed.
Art supply store
A very intimate cafe/kiosk/coffee bar with limited seating right outside the art supply shop and gallery
2 studio workshops:
- One large enough to hold group workshops (approximately teaches 10-15 students max at a time) that could be designed in a way where in the room there are 4 very large workspace desks, each desk could hold 4 students max at a time, in this space as well a large industrial sink in a corner that can handle strong chemicals, large spatial shelving to display and store art equipment for use (paints, brushes etc.), enough floor space for a few easels, and also windows and natural light are essential for the workshop space. The tables should be able to be easily rearranged to host still-life drawing classes or sculpture making, even pottery.
- The second workshop space should be slightly smaller, but connected to the main workshop, has the spatial capability to host private one-on-one tutoring with a mentor (can hold up to maximum 4 students at a time), comfortable desk space for research and artwork, but more secluded and intimate than the main workshop. In this space as well we can for example place a large printer/scanner for the students use within their portfolio making workshops.
I don't have an exact measuring of each room I was hoping you could segment that depending on your taste looking at the bubble diagram, especially because there are columns in the middle of the warehouse that we can't be relocated because of the nature of the structure.
Please let me know if my ideas are clear or if you need me to expand on anything in particular. I was hoping for a more elaborate floor plan than my sketch, maybe just one external warehouse sketch because its a simple exterior, a concept board maybe?, sectional elevations, Vray rendered 3D views, anything you feel artistically relevant to my project. The more images the better.
I also would love a lot of your personal input and taste, I don't want to limit your creativity as well, the images I've attached are just inspirational so please don't feel any pressure towards them.
If you are willing to take this on, please let me know how much can I pay you for your time and also how long this could take? I have until the end of August to submit this hopefully that's enough time.
