PROJECT MANAGEMENT/LEAD CONSULTANCY: Selecting and leading the professional team on behalf of the Client from inception of the scheme through the construction to final completion including cost control.
PROJECT MONITORING: Ensuring that the development is completed as specified for occupation, investment or security.
SURVEYS:
a) Condition Surveys: Report on condition prior to acquisition
b) Dilapidation Surveys: Acting on your behalf in preparation of schedules or negotiating those served upon you
c) Schedules of Condition: Usually prepared to identify condition of property at a specific time.
d) Measured Surveys: Preparation of drawings for new, existing or for alteration of buildings.
FIRE INSURANCE:
a) Fire Insurance Valuations: Estimating costs of reinstatement of buildings for insurance purposes.
b) Fire damage repairs: Specifying and supervising contracts of repair of damage and agreeing settlement with
loss adjusters.
MAINTENANCE:
a) Planned Maintenance Schedules: Inspecting buildings and preparing detailed schedules of repairs required over an agreed period of time together with approximate costings so repairs can be planned according to priorities and cash flow.
b) Maintenance repairs: Preparing specifications obtaining tenders supervising works and settling
contractors accounts.
PARTY WALL AWARDS AND RIGHTS OF LIGHT: Dealing with party wall works both under the London Building Acts(Amendment) Act 1939 and under the new Party Wall etc. Act 1996 which brings work relating to party walls under statutory control countrywide for the first time. Dealing with matters relating to rights of light.
SPACE PLANNING, FIT OUT, RESTORATION AND REFURBISHMENT: Preparing feasibility designs and studies, specifying and supervising works to completion, including logistics.
CDM COORDINATOR: Preparing health and safety plans and files all in accordance with the requirements of the Construction (Design and Management)Regulation 2005
COST PLANNING: Estimating costs for new build, refurbishment, fit out including furniture, fixtures and fittings, voice, data and computer systems.
