It was clear from his second email that Anuj was the person I was looking for. This being my first time posting on PPH I had no idea of what to expect, and deliberately left out a requirement for sensitivity tables. Anuj looked at the initial working draft, mentioned the sensitivity tables on his own in the second email, and from there on, it was clear that he really 'got it'. We are in different time zones, exchanged about 30 emails before delivery and his emails were clear, concise, and spot on every time.
Due to the number of variable inputs, the model was far more complex than a simple real estate post-acquisition model which simply tracks and projects performance.
He literally refined an initial working draft excel model by streamlining it down to two concise, neatly laid-out, user-friendly tabsheets, one for inputs and the other for cashflow simulations with sensitivity analyses and summary key outputs. The final worksheets are elegantly and deceptively simple in their appearance - those who have seen or done similar work would understand how rare this is. The model is also robust in that it doesn't freeze (touch wood) or slow down noticeably after tweaking inputs.
Anuj's professional experience shone through in the way he offered some insights about which inputs really drove the returns up. More tangentially, he has also introduced me to some new Excel functions, the existence of which I had been blithely unaware of until now (ADDRESS, OFFSET, INDIRECT anyone?).
I am very satisfied and pleased with the final product, and would be most happy to work with Anuj again in the future. I count myself very fortunate to have found him on PPH. An absolute gem of a find.
