Need a simple go script that will parse through a text file of emails and send mail to each of them with multi threads specified by flags or args. If eg 4 threads are specified, the script must parse 4 emails from text file, send mail to each email, then remove the emails from the text file. The script doesn't need to actually send email as i can implement that after if needed. A simple simulation of it sending should suffice but up to you. if 4 threads are selected, then max of four emails being sent should be running, only moving to next email once a thread is available after sending.

I have a little issue with a property. Initially, there was an issue with the neighbour who was claiming a small shed that was part of my deed. He put a charge and when I bought the property, I had to deal with it. I paid him and the dispute was settled. However, when I signed the lease with the new tenant, I was not aware of this charge (property bought at auction!). The shop was rented in June 2017. There was a rent review in June 23 as per the lease. It was done by a chartered surveyor and a notice was sent to them in Sept 23. The rent was increased as per the lease. The tenant was going to sign the final memorandum last week (after a lot of calls and negociations), thus accepting the increase but has not done so. He sent me an email trying to find and excuse not to pay the new rent and mentioning the old story about no accessing the little shed. We need to write a letter saying that: 1. The issue of the land at the rear of the premises is something that was raised by the tenants at the start of their lease and had this been a major setback to their business then they would have asked to surrender their lease at that time as their business was incapable of functioning without it. Additionally, there is a 5 year break clause in the lease. However, they have not taken this opportunity to leave in June 22. 2. Had the issue of the plot of land been so significant then why was this not raised through their solicitors at the time or closer to the start of the lease as opposed to over 7 years after the event? 3. The above issue has only resurfaced due to the RPI Rent Review due 14th June 2023. 4. In light of the tenants attempts to deliberately delay paying the new rent any stepped rent that you have proposed (ie payment plan) should be retracted immediately and they must now pay the actual RPI calculated Rent Review of £27,626 per annum exclusive. 5. I need to confirm that the legal fees will be paid by the tenant. 6. There was an outstanding as at 29.02.24 amount of £7,437.46 that includes interests. FYI, I have not done a prorata for the interests. I would like them to pay the rent or leave? I have already written the letter. I'd like it to be reviewed, lease checked and make sure everything is in order. The original podcast episodes are on average 1hr long but we would like the animated series to be 20mins episodes. General function objective: Help create a single file react js app that allows the user to search for a stock ticker. During the search, corresponding stock ticker data pulled from multiple APIs are parsed back. The requested data of the ticker is then displayed to the end-user in basic list format. Since the data being pulled is live-streamed data, the listed data such as the stock price of the corresponding stock sticker searched should be updated every 30 seconds (30,000 milliseconds). This is a raw prototype, so no styling is required other than the way information is listed as seen in the attachment. Hi. What am I looking for? - I need 12 months of transactions reconciling. This includes validating the line items on the bank account statement, reconciling debit and credit card receipts, checking customer payments against invoices, and checking for duplicate payments and any payments we made to suppliers. What do you need to give me at the end? A spreadsheet in Excel format listing every transaction, its reconciliation status - reconciled and a reference to the supporting evidence; and where it doesn't reconcile, mark it as Query and add a note with what the problem is, i.e not on bank statement/duplicate etc. By when? - 17:00 GMT London, Saturday, 30 December 2023. Who are you? - An experienced bookkeeper/accountant who can use Excel and knows how to make it work for you with functions like VLOOKUP(). Don't consider this proposal if you plan on doing this manually line by line. Preferably, you'll also know Xero, as we're looking for someone to help us get that in order - subject to a new proposal through PPH. Context - The business has implemented Xero; however, the staff have been doing their own thing and using multiple sources to raise invoices, track payments made/received, etc. They have not reconciled their transactions. The result is the closing balance cannot be relied on. They trade in GBP and USD with the odd Euro transaction in there, less than 10 in the year. The conversion rate from USD to GBP was set at the start of each month and changed on the 1st of the following month. Spreadsheets available - Exchange rates from GBP to USD, balance summary, itemised balance change from activity, itemised payout reconciliation, bank account transactions, sales invoice tracker, supplier invoices paid or owing, outstanding payments schedule and Stripe transactions spreadsheet. Other - I expect you will have questions and possibly need further information. So, this will probably take a few iterations, which is okay with me, and I will be available. It's more important we get it right, state any assumptions made in the notes and identify any variances.
