Hi Annkur,
My name is Norman Martin I am the owner / director of a company called Unitforce UK Ltd based in Corby, Northants. My intention is to remodel and transform our existing business from what I describe as a typical bricks and mortar construction & development company into a property management, sales and lettings, company. We will still undertake speculative property development projects but on a sub contracted basis.

My vision is to take what you might describe as a typical estate agents type of business and elevate it to a whole new level, by providing clients a high quality professional one stop property shop, marketed under a single company identity.

My initial thoughts being to start by build market share by targeting commercial as well as residential landlords offering a wide range of property management services. Basically this will entail taking care taking of all tenant related matters, as well as all property related matters, including all repair and maintenance 24/7.

This service we will commence by offering throughout the East Midlands region by specifically targeting landlords that already use or normally employ a property management company to take care of their assets. By getting these landlord / clients on board we will then be able to develop and gain further business in terms of future lettings, sales, as well as new development opportunities.

I envisage initially starting and operating the commercial property management and letting business serving a region of approx. 60 - 70 mile radius from our Corby offices which generally covers most of the East Midlands. Residential letting tend to be more localised, confined generally to an area of approx. 15 - 20 mile radius from our offices.

On the basis that we can develop this business model successfully on our area of operation, the intention will be to expand the operation over the next couple of years and open up further offices throughout a number of regions in the UK.

The next step is to now start to develop and formulate the marketing plan and strategy on exactly how we can reach our target market. I believe we should commence by undertaking some market research by obtaining some data information in order to pin point our marketing campaign.

1 Produce / develop / obtain a data base of commercial landlords that have tenanted property and use a property management company for properties in the East Midlands region.
2. Produce / develop / obtain a data base of residential landlords that have properties in the East Midlands region that use a property management company.
3. Produce / develop / obtain a list of all local (30 – 40 mile radius) sales and letting agents that do not offer property management services. (I believe the majority of estate / letting agents will be providing a property management service, but there will be a number that don’t)

By producing such a data base containing the contact names, business address, tel No, email, property details etc, this will allow for a detailed marketing campaign to commence.
This I believe to be is the basic task that I now consider needs to be undertaken.
