Property Management Website Required Fixed Fee £250
Instructing Client
Your instructing client is Edward Palmer a partner in Legalhelpers Limited who requires a website to manage his own family properties.
Your instructing client wishes the website to be easy to use, with user friendly layout and would like it to be based as much as possible on the Legalhelpers Limited website. Links will be provided so the front-end programing text / logos can be cut and pasted to speed up the process of building the new website.
General overview
The website will preferably be written in .NET with a MS SQL database, or alternatively in PHP with a MySQL database and be transferred to your instructing client, so that it can be hosted by and tweaked / added to by your instructing client. The website will be called ‘Propertyhelpers’.
The main purpose of the website, it to allow the users to keep track of rent and have warnings for renewal of relevant certificates (gas safety and energy performance). It would also keep a rough track of spending on the properties on individual properties.
There will be about 45-50 properties. Your instructing client will enter all relevant information, it is only the website layout and programming that is required.
The family is made up of three couples, who wish to use the website, there will be Ken & Marj (Olympic Properties), Andrew & Katie (Abbacus Properties) and Edward & Chris (Dove Properties).
All users will be able to access all properties, but they need to be kept into the three separate groups as well.
At this stage, it is envisaged that there will be the following pages:
- Login page
- Home page (with the following main links)
- Quick Overview
- Rent Entry
- Contacts (will simply list tradespeople’s details so all users can access them if necessary)
- Expenditure
- Documents (this would simply be a link be standard documents that can be printed off, such as tenancy agreement and notices)
- Section for each of the Property Companies, i.e. Olympic, Abbacus & Dove
- Individual Properties
Your instructing client will be able to scan / fax a rough drawing of how he envisages each page to be laid out. Also your instructing client will be able to discuss this in more detail either via email /phone as the website is created.
Individual Pages
Home page - quick links.
Quick overview - would list all properties and the key information, such as Gas Safety Certificate and the EPC (Energy Performance Certificate). As these have to be renewed every so often, the idea, would be to highlight the relevant date box in orange when there is 21 days to expiry and 7 days in red. Rent would be highlighted if it was 4 weeks in arrears.
Expenditure - will simply be a page, where the user / property are selected in drop down boxes and then a free standing box, where notes can be entered.
Enter rent - for the majority of the properties, rent is paid every four weeks. We simply get a list of the properties and how much has been paid. What I want is for it to open a link with all properties listed and for two columns date and rent amount to be entered, so it is quick to do. This would then link into the more detailed rent schedule under the 'Individual Property’ section.
Individual properties - I want to make it so that when you click on a property for more info, it has all the key aspects neatly set out and a rent schedule at the bottom of the page. Also want this so it can be printed off easily enough should it need to be. For the rent schedules, we will start them all from the 6th April 2012 (new financial year) We will simply insert the carry forward figure from the previous year and then continue from there.
Hopefully, the above provides a reasonable outline as to what I require.
I would like the website to be up and running within 28 days.
