Background:
34 Wickham Road is a detached three storey town house, with an open plan design.
Ground floor Kitchen and dining area
Middle floor – large L shaped lounge, master bedroom (used as a study) bathroom
Top floor Four bedrooms, one very large and a bathroom.
It is presented to the road in an open manner, with a shared driveway with 32 Wickham Road, the majority of which is part of 34 Wickham Road
Work required: a design that
1. Improves the ways the house is presented to Wickham Road and differentiated from 32 Wickham Road, to provide more privacy and security and less “openness”.
• Provide practical boundary markings between 32 and 34 Wickham Road
• Enable electric gates to be installed to provide car access to both properties
• Provide a gate to allow people to approach the front door of 34 Wickham Road
• Reduce the size of the area occupied by the brick “podium” enclocaint trees and shrubs to allow either more parking or a revised front garden at the same level as the ground floor or a change to ingress and egress for cars and/or people to the properties
2. Extends the floor plan of the ground floor and the size of the first floor balcony through an extension with a flat roof and a full width opening onto the rear garden, covering at least the existing patio, removing all existing doors and windows to the rear of the ground floor of the property
• Create a large room to the rear of the property, with a large span bi-fold door 5/7 leaf opening onto the garden
• Consider removal of the existing external brick pillar supporting the existing balcony, and replacing its function through the design of the new extension
• Include sun tunnels or glass in the roof to provide natural lighting to the new room
3. Provides a new ground floor layout that makes effective and attractive use of space
• Consider the use of a glass brick room divider near the stairs to improve privacy and air flow
• Consider removal of part of the wall separating the existing dining area and kitchen
• Optimize the use of space between living area, dining area and kitchen
4. Provides solutions to any requirements to comply with energy efficiency regulations
5. Improves the layout of the top floor of the house, considering dividing the existing large bedroom and allowing an ensuite bathroom to be added
