Greetings. I need an architectural plan & 3D renderings by April 17 that I could present both to my Homeowners Association (HOA) and to a builder. I have a 2-story row townhouse with an attached 1-story garage in the Houston-area (Texas USA). My ideal scenario is to detach the garage from the house and move it back 10 feet so as to create a patio/yard between the townhouse and garage. I would then build a roof terrace on the garage so that I have two outdoor spaces (the patio & the roof terrace), with stairs enabling travel between the two. However, the initial feedback from my HOA president is that that scenario is unlikely to be approved because it would create blind spots for my neighbors when they’re pulling out of their garages onto the street behind us, which can be busy at times. So I'd also like to get the design for a rooftop terrace only. In the external view of Elm Street from the garage, you can see the driveway, then there’s an additional space of about 20 feet or so between my driveway and where the traffic passes. My thinking is that there’s definitely room to move back the garage without compromising my neighbors’ views, but I need to find the balance — the minimum amount of space I can move back the garage and still create a useable patio. My garage does have an elevated landing of about 4 feet inside so that can easily be claimed for a patio. The question is how much more depth I’d need.
Worst-case scenario: I’m denied permission of moving back the garage at all, in which case I’d simply build out the roof terrace. Entry to the terrace would be from inside the garage and also from my upstairs bedroom instead of via stairs on the patio. I’m attaching the first page of a drawing for a roof terrace that I got from a contractor when I first bought the townhouse 3 years ago. I couldn’t include the full plan (3 pages) but could supply if needed.
