Description of legal work: We need a contract template to be used when we take on board a property from a Landlord to be used as a vacation rental

We agree to pay the rent to the landlord on the 1st of each month. This is not reliant upon how many bookings are received for the property.

We agree, any damages incurred to the property, will be repaired and paid for by The Rental Quarter.

We agree to manage, maintain and return this property to it's owner at the end of the agreed period from: ____ To: _____ in the condition of which it was rented to me.

The landlord agrees to let the property, inclusive of all bills for the period of:_____ for the sum of: £3000 per month. With this the Landlord agrees to give me full access and use of the property for the stated period, to be used as a vacation rental.

The landlord agrees to repair and maintain:

1) The structure and exterior of the property including drains, gutters and external pipes
2) Any installation for space, heating and water heating.
3) Any installation for the supply of water, gas, electric and sanitation including basins, sinks, baths and toilets
4) any appliance that becomes faulty or cease to work due to normal usage
