Description
Experience Level: Expert
There are 3 yellow boxes in the attached excel file that require formulas added to complete the calculation. The first is to calculate the stamp duty. Also attached are the rates for Stamp Duty, so you just need to add a formula here that will calculate the stamp duty irrespective of the land value.
The second yellow box is to calculate the interest on finance. For the purposes of this, lets say the bank loan exactly matches the Build Cost, and the build period is over 12 months. So no repayments during this phase. There will be monthly draw downs on the loan, so it will not all be drawn down immediately. The draw downs will not be equal each month, but in the format of an S-Curve as shown in the attached graph. You will need to set up a second tab in the excel file to calculate the interest on this loan.
Finally, you will see that the current Profit on GDV is 16%. However, I want the option to say, my target profit is 25%, so when I click on that big yellow button, it will automatically change the land value so that I end up with a 25% profit on GDV. Basically, in this case, the land value will need to go down for the profit to go up to 25%.
Each of these 3 tasks, are small examples of the type of skills that I require for a bigger project that will follow this.
