I need a basic real estate financial model

Hi Sara,

I am looking for someone who is able to build a basic real estate financial model that responds to the following brief. I don’t want any more than 1 hour spent on the model


The Client is hoping to launch a Pan European Investment Fund with €250m to invest in Retail, Office and Industrial

The weightings to each sector are not defined and the Fund has the freedom to invest in value add and core plus opportunities.

The Vehicle is run through Luxembourg (Sarl) and Jersey (JPUT) and will invest in the UK as well as Continental Europe.

It would like to invest in 5 assets and deliver a net distribution of 6.00% after all costs to investors.
The vehicle is targeting a total return of between 10% p.a and 15% p.a.
The Fund is allowed to gear up to 50% at Fund level.
Each asset will be held in an SPV.
The Fund will be closed ended with a 10 year life.

Please could you create a model that replicates the investor level cash flows and forecasts the returns delivered by the portfolio over the 10 year period.
Please provide any sensitivity or scenario analysis that you deem appropriate.

You are free to make your own assumptions for operational expenses, asset pricing, passing rent, rent review mechanisms, exit assumptions, rental growth, cost of debt, tax leakage and internal gearing. The assumptions you make do not need to be entirely accurate although they should be reasonable. Please make footnotes where you feel assumptions go beyond your current experience and understanding.
