Properties will be a HMO – This means tenants will have a shared bathroom, kitchen. Each tenant will have a separate coded lock for their bedroom. Each room will come with chest of draws, wardrobe and a bed. Kitchen appliances are shared as well - washing machine, kettle, toaster, and microwave. Each property will have a communal area for tenants to eat and relax - there will be a sofa/dining table and chairs in the communal area.
All properties will have a fire inspection, PAT testing, smoke alarms/emergency lights periodic test certificate, gas safe certificate. Also the nearest fire exits will be marked.
The tenants within this HMO will need to be on housing benefit, we will complete the housing benefit application, national insurance number and other important details, the paper work will then be sent to the RSL (registered social landlord.
Capital generated will be invested back into the business to purchase new properties and to convert them to a HMO specification and to also allow DSS tenants to live there.
All properties will be accessible for inspection at any given time; all properties will be kept at a high standard at all times.
We will also be offering support to tenants in terms of helping with their benefits, drug alcohol issues, family issues, making sure that they are registered with their local GP, also insuring that they are doing something positive in their spare time such as searching for work, attending job centre appointments, maybe even start a course, community centre gym.
Support worker will have a support review of each resident. The support review will consist of Managing money – offering budget plans
Managing accommodation – making sure there are paying service charge (certain agreement of a contribution towards the gas, water, and electricity.
Spare time – gym, course etc
Drug misuse- making sure residents are registered with the local gp to discuss treatment of any addictions.
Social networks – making sure residents are building a good rapport with other tenants.
Offending – Keeping resident out of trouble with the best help and advice to deal with any issues.
Medical and Mental Heath – This is there the resident would of told us of any medical or mental issues from the first day we would have it on file to ensure medication is taken and appointment are attended
Motivation and Responsibility – Ensuing residents are motivated and engaged with each other and this can be done by keeping their mind focused on positive things such as gym, starting a course etc. This will prevent residents with more challenging problems feeling down.
Self care/ Living Skills – Reinforcing independent living, residents having to cook and clean up after themselves, self efficient with self care
Support workers will have a designated amount of time for each resident.
Maintenance issues
Will all be kept log of and seen too as soon as possible.
