Description

Check all fire resistant doors to habitable rooms and carry out any repairs required to ensure that the 30-minute fire integrity of the doors is maintained. Check the integrity of all smoke seals and intumescent strips and carry out all works necessary to ensure that the doors are close fitting to the door frames and that they are capable of securely closing.
Reason: All fire doors and associated fittings are required to be maintained in proper working order.
1.2
Provide an electrical safety certificate stating that the electrical installation of the house is safe. The certificate must be obtained from an electrical engineer recognized within the last five years by the Institute of Electrical Engineers as being competent to undertake such testing.
1.3
Where a lock is fitted in doors opening onto the escape route, or the final exit doors, they must be of a type that is not reliant on the use of a key to exit the room.
1.4
Permanently remove the hasp lock bracket from the external face of the first floor, centre bedroom. On completion make good any disturbed areas.
1.5
Remove the items from under the first floor staircase and means of escape route.
1.6
Renew the lock mechanism to the final exit doors to the ground floor conservatory. Ensure on completion the doors are left fully operational. Final exit doors must not be reliant on key operation.
Specified Works
2.1
Provide a system of emergency lighting to the first floor, ground floor and basement staircases. The system must be capable of operating automatically for a period of two hours on failure of the general lighting within the circulation areas. The installation is to be in accordance with B.S.5266 – 1:2005 and a completion certificate in accordance with Appendix A of the British Standard is to be provided.
2.2
Reinstate the missing mains operated smoke alarm head to cover the ground floor hall way. The alarm must comply with B.S.5446-1:2000, to be interlinked and to incorporate an integral standby supply. The installation is to be in accordance with B.S.5839 – 6:2004, Grade D, category (LD2). The system is to be connected to an independent circuit at the dwellings main distribution board and all wiring is to comply with B.S.7671:2001, 16th Edition of the IEE regulations.
