Experience Level: Intermediate
I have two regular pieces of work, and I would like them to be performed by the same person/company, which is why I have posted in Other.
1. I will be producing Property Inventories, Check In/Out Reports and Periodic Inspections for Landlords and Estate Agents. I require someone to type up the handwritten notes into template reports. Inventories may be completed either on paper, or via dictaphone to be audio-typed by you. I am open to working methods to ensure the fastest turnaround for both of us.
I will normally require a 48 hour maximum turnaround.
You can either price per report, or per hour, but please give examples of how long you anticipate a report to take. I need to factor in your costs into pricing to clients, so I don't want any nasty surprises.
2. I also complete Energy Performance Certificates. They are on handwritten forms which need to be transferred to an online portal. Once you know your way round the software it should take about 10-15 minutes to enter each property.
The workload for both will fluctuate depending on when I receive instructions, and will vary from around 5-15 jobs per week. Any more questions about the work, please just ask.
Please note that poorly written applications will be rejected - your standard of communication in your response will be taken as indicative of your work.

Inventories are new for me, so I can't say exactly how long they will be - 1 page per room, with whatever fixtures/fitting described - (i.e. very little in an empty bedroom, much more in the kitchen) . If you quote a fixed rate for an unfurnished house I will double this fee for furnished.
Check in/Out reports should be much quicker as they are just additions to an existing inventory, or a shorter report just stating differences against an inventory (if I didn't complete the original).
The bulk of Periodic Inspections normally take about 10 minutes (maximum) as they are simple tick box, and even if they have defects to report don't take much more than 20 minutes to complete (requires photos inserting and simple cross-referencing).
Also, please can you quote for the EPC data entry component. Again, they are simply fill-in the box from the form I complete on-site. If you are confident with calculating some simple areas and perimeters I'd like this part to be done as well. It's not normally very difficult and to start with will take around 20-30 minutes, but as you get to know my notes I would expect it to take around 10-15 minutes. Anything you don't understand from the form gets left and I fill it in before authorising the certificate.
Fixed pricing per task is preferable as it allows me to cost jobs to clients accurately.
