Introduction:
Costa Activa (CA) is a real estate company based in the mediterranean coast of Spain, selling properties to north europeans (british, swedish, norwegina, danish, finnish, belgian, dutch, french, russians) who want to spend holidays and/or retire in the warm climate and share the culture and gastronomy of Spain.
Costa Activa uses different approaches to reach the leads, being the internet the major source of potential buyers acquisition.
The presence in the major specialized real estate portals in the countries of origin (like www.kyero.com , www.rightmove.co.uk , www.finn.no , www.blocket.se , www.green-acres.com , amongst other …) is the major source of leads for sales.
Objective:
However, the company wants to increase the perfomance of lead generation by improving the Organic position (SEO) in the main search engine, Google, and starting a strategy of using the Social Media (SM) networks (Facebook, Pinterest and Instagram) as another source of potential leads.
Procedure:
CA wants to hire the talent who is present in this IT crowdsourcing platform, who can deliver the right service at a convenient rate.
In order to identify the potential SEO and SM service provider, CA asks to fullfil the following Website Auditing Process (WAP) wich will reveal the skills and capacity to improve the situation of the SEO and SM competence of CA.
In details, CA expects the following from the candidates:
1.- PHASE 1: DIAGNOSIS
To diagnose our website www.costactiva.com , and describe:
1.1.- What works well for SEO and SM actually, explaining WHY. This will be a constant in the project. We want to know why certain things work. As you can see, we are not IT guys, but we want to learn and understand what we are doing. We do not want to become any SEO experts, neither we will not implement any action by ourselves, but for us SEO is not a matter of faith anymore...
1.2.- What does not work well for SEO and SM in our website today, and WHY.
1.3.- What can we do to improve:
1.3.1.- Quick wins, what things can be easily and quickly implemented that will bring improvement in the short term.
1.3.2.- What things has to be implemented now, but will deliver results in the medium term.
1.4.- What are our main competitors doing well for SEO and SM. We expect from the candidates they have the skills to identify who are our 2-3 main competitors in the spanish mediterranean selling second homes to north europeans. Of course we know them (this market that has lived a deep crisis, and still is, has reduced very much the number of players, but we don't want to lead the candidates to specific names, and contrary to this, we want to discover what you can deliver from your own experience).
We don't compare ourselves with property portals (like the ones mentioned in the introduction), neither with big real estate companies (specially spanish banks like www.solvia.es . They have a big budget to be spent in marketing, and we simply cannot compare with them. However if we can bring any lesson from Goliat to benefit David, this will always be welcome).
We will hire 2 SEO/SM specialist who will deliver their Diagnose and Recommendations report with the full scope of this briefing. We will commit a budget of 100€ for this report, and we will pay this ammount to each of the 2 specialists. This will let us compare and take a step further in the next phase.
2.- PHASE 2: IMPLEMENTATION
After receiving and analyzing both reports CA will ask to them a proposal to implement the new strategy in SEO/SM. We will select 1 supplier out of the 2 candidates.
CA will be open to every suggestion from the candidates, wether it is the re-structure of the current website, and/or the creation of a new website with different purposes. We will again, always ask WHY to every single suggestion from the specialists as we want to learn and understand what we do.
3.- Candidates Evaluation Criteria:
The criteria used to select the SEO/SM service provider are the following:
3.1.- Expertise of the candidates in SEO/SM. How expert the candidate is in this field, and how well this experience can fit into CA real estate activity.
3.2.- Teaching skills. As we want to learn and understand how this works.
3.3.- Practicality and efficiency. We like simple things wich deliver clear results.
3.4.- Price. We need to find and affordable supplier, as this is going to be the first project of a list of a few more where we want to implement a long term SEO/SM strategy.
