M. F. on 05/03/2010 15:49Jennifer,
This sounds like you are opening up most of your ground floor including your conservatory.
The kitchen and dining room isn't a problem but when you open up into a conservatory this may have energy ratings/heat loss issues.
I would check with your local building control dept. first as you may need a SAP calculation and if your proposal fails the recommended heat loss calcs, then you may have to up the rest of your insulation in your house.
Just a helpful note.
Mike
R. G. on 05/03/2010 17:12Are there any existing floor plans of the building?
If not the property will need surveying so plans can be produced for Building Regs and the Structural Engineer.
P. J. on 05/03/2010 20:34Hi
Do you have your own structural engineer? As Mike has already pointed out, a conservatory is classed as an unheated space so standard building regulations do require an external quality door between it and the main house, otherwise, after a SAP calculation, insulation elsewhwhere may have to be upgraded to compensate. Many thanks
Paul
