Hi, we live in a semi-detached bunglow and looking for a loft conversion which will provide us an additional bedroom and a bathroom. I\'m looking for a freelance architect who can draw up plans for planning permission. Can you show a rough layout of what you are trying to achieve as this can make a fee calculation easier. Also, do you actually need planning consent? Will building works be internal only or are you thinking of dormer windows? I ask this as you may only require building regulations approval. Finally, where are you based?

G. G. on 20/08/2010 17:05This involves roof alternation from hip to gabble and dormer window at back. I do believe we can only get Certificate of Lawfulness and that should suffice. Secondly, we are based in Watford, Hertfordshire.

Thanks for your quick response. Does this mean that you are carrying out works under permitted development? If so, check for any Article 4 restrictions. A certificate of lawfulness (as you may be aware) isnt the same as full planning consent. Confirmation of permitted development rights needs to be obtained in writing from your local authority and this will determine the size/volume of your external alterations. This in turn will determine if your proposal falls within the PD allowance or if planning law applies. I'm sure other freelancers will clarify this also. Just some advice for you. An enforcement isnt pleasant. Many thanks.

Here are some practical tips on staying safe
- Never pay any money to Clients and or provide sensitive details like your Bank information, Credit Card or Passwords
- Never accept a Job if you have been directed away from PeoplePerHour to another website
- Be cautious when providing your personal contact details (email, telephone number, instant message ID etc) before your Bid is accepted
- If you have been asked to send samples, put a watermark on them or send low resolution examples to avoid being exposed and not getting paid
- Don’t start work before your Bid is accepted and your Escrow deposit is made
- Keep your Escrow account topped up and ensure that you use the Private Message Board to track all pertinent details about the Job e.g. timelines, deliverables etc
- Before you supply final works to Clients, ensure you have adequate funds in Escrow
Remember: if something looks too good to be true, it probably is!
