Ã’¢ï’¿’½Â’¢ Working with various business Groups of parent company for Risk Analysis, Risk Assessment, Risk Mitigation, and revenue calculation of various department by interacting and coordinating, SWOT analysis. Ã’¢ï’¿’½Â’¢ Actively involved in Strategic Planning and budgeting exercise of the organization which included formation of basic templates, circulation, training and follow-ups with Strategic Business Units (SBUs) and Strategic Functional Units (SFUs). Ã’¢ï’¿’½Â’¢ Compilation of data to generate reports for Management to provide information on Gross Margins for existing and new envisaged projects, expenses across the company and expected revenue and profit generation and manpower requirement, if any, for the planned year. Ã’¢ï’¿’½Â’¢ Quarterly review of the plan generated through the above process, and further helping SBUs to do a SWOT analysis and make changes in the plan, if any, after discussions with the SBUs and the Management. Ã’¢ï’¿’½Â’¢ Doing Secondary Research for upcoming business opportunities and future trends of the market Ã’¢ï’¿’½Â’¢ Prepare the internal market analysis reports / knowledge documents (using various strategic tools like SWOT analysis, etc) for various SBUs and Top management Ã’¢ï’¿’½Â’¢ Keeping the constant updates on industry reports and news flows Ã’¢ï’¿’½Â’¢ Part of organization change management team and assist in process upgradation activities of various SBUs. Ã’¢ï’¿’½Â’¢ Coordinating with client, Tendering, Submitting EOIÃ’¢ï’¿’½ï’¿’½s/RFPÃ’¢ï’¿’½ï’¿’½s and Evaluation of prices, Identification & Preparing of new business proposals, retaining present client, maintaining relationship and developing new client. Ã’¢ï’¿’½Â’¢ Preparing project specific Business Model / Traffic Models/Template to get required outputs, Ã’¢ï’¿’½Â’¢ Working out financials for feasibility of New Projects in terms of Revenue, Profits & Cash Flows, Cost of Capital, Internal Rate of Return (Equity & Project), NPV & Financial Ratios, Ã’¢ï’¿’½Â’¢ Monitoring of Project cost, Preparation of Cost Estimation, Study & application of all inputs like Land Cost, Ã’¢ï’¿’½Â’¢ Evaluation of project, identifying and selecting real estate sites, finalizing lease agreements, and project cost / benefit analysis at project decision points, escalation affect on Financials, Sensitivity analysis, product financial modeling, Ã’¢ï’¿’½Â’¢ Preparing Concept plan in consultation with Marketing, Architectural & Service Consultant, Vendor Finalization, Negotiation Ã’¢ï’¿’½Â’¢ Coordinate and obtain various proposals for site / land for the future development from the BD groupÃ’¢ï’¿’½ï’¿’½s team with the recommendations. Ã’¢ï’¿’½Â’¢ Coordinate physical site visits of the respective marketing heads for the short listed sites. Ã’¢ï’¿’½Â’¢ To prepare the brief of the projected land requirement / space requirement in specific parts of the region based on the marketing team inputs when ever new land requirements come up in accordance with business plan. Ã’¢ï’¿’½Â’¢ Send recommendation for purchase of approved sites based on inputs from marketing team and based on viability analysis given by BD group. Ã’¢ï’¿’½Â’¢ Leasing of Retail space to International and Indian FnB & Non-FnB Retail brands and allocate them appropriate space in the retail area of IT SEZ/Parks. Ã’¢ï’¿’½Â’¢ Leasing of Commercial (Office) space to International and Indian IT/ITES companies and allocate them appropriate space in the IT SEZ in Gurgaon. Coordination for the concept design with the design group. Ã’¢ï’¿’½Â’¢ Continuously update DAG with respect to marketing inputs regarding floor plate requirements, retail areas and other amenities based on standard norms. Coordination with project group for completion dates for handover for interiors and for occupation. Ã’¢ï’¿’½Â’¢ To obtain dates from project group from start of construction, handover dates for interiors and for commencement of operations. Coordination with BD/Design/Project groups for status of approvals. Ã’¢ï’¿’½Â’¢ List of approvals to be taken for each project from approval team as under.
